Which sources do AI assistants cite about real estate agents in Sydney?

The portal, the government and the comparison layer. ChatGPT answers Sydney home-selling questions by citing realestate.com.au in a quarter of its answers, then a property guide and nsw.gov.au, with individual agencies almost nowhere in their own category. On Perplexity the referral layer takes over outright: OpenAgent is the single most cited source in the category.

Across 44 buying-journey prompts about real estate agents that named Sydney, NSW or Australia, these are the sources each AI engine cited most in its answers. A citation is a source the engine actually linked in a response, which makes this list a map of who each engine trusts in this category right now.

Sample: 44 prompts, responses collected 2026-09-08 to 2026-09-08 (44 from ChatGPT, 44 from Perplexity, 40 from Google AI Overviews). Google AI Overviews has a lower response count because some prompts returned no AI Overview, and those are excluded from that engine's denominator. Excluded from citation counts: 22 prompts naming a specific business, per the TOP Score rules, and 66 prompts that stated no location, per the method. Percentages are the share of that engine's responses containing at least one citation of the domain. Ties: on Perplexity, third place is shared at 18 citations by reddit.com and whichrealestateagent.com.au. On Google AI Overviews, first place is a four-way tie at 4 citations between dixonrealestate.com.au, facebook.com, nsw.gov.au and openagent.com.au.

This is the second collection for this category and the first covering all three engines. ChatGPT, Perplexity and Google AI Overviews were each collected on 2026-09-08 and are reported on their own rows, per the method. Engines are never averaged together on this site.

What the data says

Vendors asking who should sell their home get answered by the portal duopoly, the regulator and agent-matching services, and almost never by an agency. For an industry that spends this much on brand, being invisible in AI answers while OpenAgent, which charges agents for the leads, gets cited directly is the whole finding, and this collection sharpens it. On Perplexity the referral layer runs the category: OpenAgent is linked in 61.4% of answers and WhichRealEstateAgent in 40.9%, while realestate.com.au holds second. The businesses being recommended still barely appear as sources in their own category. Google AI Overviews is flatter, with a four-way tie at the top that includes an agency, a Facebook page and the regulator. Every major brand's content budget is losing to a comparison site's. The first agency to publish genuinely useful vendor guidance, costs, commissions, how auctions actually work, contests this directly.

How to read this page

  • 1Citations are not mentions. This page measures which sources the engines link when they answer, not which businesses they name. Who gets named is the TOP Score, and it's measured separately.
  • 2Engines disagree, so we never pool them. Each engine is reported on its own row because an average hides a total absence on the engine your buyers actually use.
  • 3This is a measurement with a date on it. Models and retrieval change; a source moving between collections has not necessarily done anything. The method, cadence and limits are on the standard page.
  • 4Ties are shown alphabetically and single-page sources are named. Where sources tie on citations, the table orders them alphabetically and the tie is stated under it. A domain's count can rest on a single page, often a "best of" listicle, and that concentration is itself part of what this site measures, so where it's true of a listed source we say so. Domains are counted by exact hostname, so government subdomains count separately.
